The paper aims at investigating the linkage between urban regeneration and affordable living. It considers, on the one hand, the regional spatial planning laws, and how they tack-le two interrelated topics such as social housing and urban regeneration; on the other hand, the scope of action granted to the Italian public housing providers, according to the region-al laws that established them. Due to the lack of a national strategy, this research contrib-utes to the reflection on the role of the Italian public housing providers in the implementa-tion of regenerative processes.
